General Questions
Is there any obligation when I talk to UNLATCH or submit my information?
There is zero obligation to you. Whether you speak to us over the phone or communicate your situation in another way, we take a look at things and discuss solutions available to you. Everything is 100% FREE and the decision on whether or not you'd like to work with us is up to you. Any form of consultation you receive from us comes with no strings attached. If there are any costs associated with a solution we present to you they will be communicated and mentioned up front with nothing hidden.

Are there any fees or commissions if I sell my house to you?
No. There are no fees or commissions when you sell your property to us. We'll make you an offer, and if you accept, we'll buy your property.

I am behind on my property taxes, can I still sell my house?
Yes. We have assisted numerous clients that are 1 to 6 years behind on their taxes. In fact, many of our clients have been scheduled for their home to be sold at their local county property tax auction. Every situation is different.

Can I sell a property if I live out of state?
Yes! We can handle the details for you. No need for expensive travel or cleaning out the property.

What if there is someone in the property and I want to sell?
We deal with any tenants, unwanted guests, or even non-paying family members. No keys? No problem! Our team will assist with all the necessary documents and keep you frequently updated.

What if my property is in poor condition?
We buy property AS-IS. This means no updates, no repairs, or cleaning out the property. Take what you want and leave the rest. Many times, our client's homes have code violations and / or city fines. We can work with whatever shape the property is in.

What if my name is not on title?
Lots of our clients face this same problem. There are many reasons why your name may not be on title. Such as, you inherited the property, probate was not finished, or there are family issues. It is OK if your name is not on title. We can help research this for you.

If I have IRS or State Tax Liens can I sell my property?
Yes, you can still sell your property. The escrow company will be required to pay the lien from the proceeds of the sale directly to the IRS or State Tax Office.

Is it common to find issues on title?
Title problems are discovered in more than one–third of residential real estate transactions. These "defects" must be resolved prior to closing. The most common problems are existing liens, unpaid mortgages, and recording errors of names, addresses or legal descriptions.

What is title insurance?
Title insurance insures the title interests of property owners and lenders against legitimate or false title claims by previous owners or lien holders.

Can I sell my house if I have a lien or judgment?
Yes, it is possible to do this if the issue is resolved during the sale process. We have solved many of these problems for clients over the years.
Probate Questions
What is probate?
Probate is the legal process that occurs after an individual has passed away to determine the transfering and administration of estate assets previously owned by the deceased. Assets are reviewed by a probate court and a final ruling is made to determine the division and distribution of assets to beneficiaries.

Is there a difference between real estate transactions and probate transactions?
Yes, probate related transactions must follow a courts specific timelines and guidelines.

If I have a trust do I need to go through probate?
Maybe. If the property isn't referenced in the Trust you still have to go through probate, or other legal steps may be required. If you are unsure, contact us and we can help you determine what needs to be done.

If I have a Will, do I need to go through probate?
Yes, while having a Will makes things easier, probate is still be required.

Can I use any realtor to help me sell my inherited property?
You can sell property with any realtor as long as they are licensed in your area, but with inherited property it is not recommended! Ideally, you will want to use a realtor that worked with probate before and has experience dealing with these types of transactions. Probate transactions are much different than regular real estate transactions and it takes a level of expertise to handle such an extensive process when dealing with the legal sector. What happens if a deceased owner's property has IRS or State Tax Liens?
Any leins must be removed after a property is inherited. In some cases when settling probate, an escrow company will be used to pay the lien from the proceeds of a sale directly to the IRS or State Tax Office. We have helped people in this situation before with much success.
